The pressures in your world

A rate letter drafted in ChatGPT, Copilot switched on inside Microsoft 365 without anyone deciding it, a camera system with detection features nobody has read the terms of. Your berth holders trust you with names, addresses, vessel values and payment details, and that trust is the asset the whole business rests on. There is a version of this where the office keeps its speed, the tools carry rules the way the fuel wharf carries rules, and you can tell the board and the insurer where you stand. It starts with knowing your position.

  1. The Med berth shortage sets the season

    EU

    Premium Mediterranean berths run 200 to 1,500 euros and more per day by size and season, summer rates run 50 to 100 percent above winter, and the shortage is persistent where the superyachts concentrate. New capacity keeps coming: a 50 million euro, 410-berth Corfu project confirmed in November 2025 will take yachts to 140 metres.

  2. GDPR fines reach offices this size

    EU

    GDPR, the EU's data protection regulation, carries no small-business exemption, and European regulators issued 1.2 billion euros in penalties in 2025 alone, with small operators fined for basic failures: missing processing records, ignored data-subject requests, late breach notification. The moment a berth enquiry or a debtor list moves through an unapproved AI tool, the same duties follow it.

  3. Training the office is already a duty

    EU

    The EU AI Act, the European Union's law on artificial intelligence, asks organisations using AI to ensure the staff operating it hold sufficient AI literacy, a duty already in force, and an office drafting with ChatGPT or running Copilot is using AI in the Act's terms. One training day covers the office and the dock.

  4. A chatbot that answers at midnight will introduce itself

    Under the EU AI Act a berth-enquiry chatbot on a marina website must disclose that it is a machine, and AI-generated content must be labelled, with the transparency duty scheduled for August 2026. Most marina use stays outside the Act's heavy high-risk regime, which is why knowing your classification and documenting your position is the whole of the job here.

  5. The concession file keeps growing

    EU

    French, Spanish and Italian marinas hold their water under fixed-term concessions with renewal risk, the file sits in the cabinet with twenty years of correspondence, and each new tool in the office adds to what that file has to account for.

  6. Full berths, long waitlists, software from another era

    Australian marinas average 85.4 percent occupancy with waitlists measured in years, so the commercial question is yield and visitor churn. The systems carrying that question are old: the marina management platform on one side, Xero on the other, and a reconciliation between them that someone re-keys by hand. Berth-holder records, licence data and the debtor list sit scattered across five or six systems that meet only in your head.

  7. Forty contractors through the gate, ten staff to manage them

    The average facility runs about forty contractors against ten employees, so the compliance load is mostly about other people's workers: inductions, SWMS for work at height and over water, insurance certificate currency, and the berth-holder's own tradesperson walking the dock unannounced. The European addition is the paper trail. GDPR already treats the berth ledger as personal data and the EU AI Act now asks that the people operating these tools be trained on them, so the written policy, approved-tools register and training records the office adopts are the same documents both frameworks expect to see.

Berth enquiries and rate letters

A broker's waitlist enquiry and the monthly rate-letter run for licence renewals get drafted in minutes, with the manager checking the figures and the licence terms before signing.

Contractor induction packs

The induction pack and SWMS notes for a shipwright crew starting a hardstand job get assembled from the marina's own site rules, with a person confirming the insurance certificates are current before the gate opens.

Debtor follow-ups

The debtor list out of the marina management system turns into chase letters pitched at the right tone, drafted for the office to approve line by line before they reach a berth-holder.

The monthly board pack

Occupancy, revenue, debtors and incidents come together into the three-page board pack in a fraction of the usual time, with the manager checking the numbers against the source system before the board reads them.
